        t's time to get your home in "showing and selling" condition.  Most of us don't keep
        our homes in the condition they need to be in to be sold.  Piles of boxes in the 
        garage, a broken porch light, and even an overgrown garden just seem normal
        after a while.  It may be easy for you to overlook these items, but for a buyer
        seeing your home for the first time, these items will create a negative image and
        affect the price they are willing to pay for your home.  Therefore, it's time to break
        out of the owner's mindset and get your house in tip-top shape.  To help with this
        process, we offer home staging services free of charge.  This is such a
        vital stage of the home selling process and will make your home show at its
        absolute best by tapping into the emotional side of a broad range of buyers.
        This translates into you getting better offers and selling your home more quickly.

       

        • Curb Appeal: First impressions are the most
           important.  The value of curb appeal is
           enticing drive-by buyers to want to come
           inside.  The yard should at least be comparable
           to others in the neighborhood.  Add a splash of
           color to the entryway by planting annuals and
           also make sure the door area is clean and
           appealing.  If you find yard work
           overwhelming, you may want to think about
           having a landscape crew come and do a quick
           clean up for you.

        • Fix-Ups & Repairs: A quick coat of paint and other relatively affordable cosmetic
           upgrades can take years off of your home's appearance.  Light, neutral paint
           colors have the broadest appeal and may also make rooms look larger.  If
           significant repairs are needed, we can help with the decision as to whether it
           will be best to go ahead and make the repairs or to sell your home in its current
           condition.  Sometimes, simply having a written estimate from a contractor helps
           alleviate buyers' fears because it eliminates any unknown costs.

        • Cleaning Up: Keep your property tidy, clean, well-lit, and smelling good.  Often
           this requires removing memorabillia that you love, but others may see as clutter.
           You want buyers to be able to visualize their own belongings in your house.
           Remember, a home with too much "personality" is harder to sell.  Remove
           appliances from countertops and knick-knacks from from coffee tables and
           shelves.  Organize your closets and kitchen cabinets.  Make sure items stored
           in the attic, basement, and garage are tidy; buyers love storage space so make
           sure you aren't hiding this valuable asset.  Another thing you may want to
           consider is having your carpet professionaly cleaned.  This not only will get rid
           of the stains that have appeared over time, but will also remove any odors that
           you may not notice, but buyers will immediately.  Finally, before a showing,
           turning on lights and opening curtains/blinds (even during the day) makes your
           house appear more inviting, cheerful, and spacious.
