ou will need to take into account the state of the local real estate market, the
        condition of your home, and sales of comparable homes in your neighborhood.
        Because selling a home is an emotional process, it is often hard to maintain an
        objective view of your property, and most people tend to overestimate the value
        of their home.  You will be much better off setting a fair market value price for
        your home than being setting your price too high.  Homes that are overpriced will
        not sell very quickly and buyers will start to think that something must be wrong
        with it, it will make homes that are priced fairly look like a better value, and what
        will happen is you will end up having to sell your home for less than what you 
        have gotten had you set a realistic price from the start.  As an experienced 
        real estate agent, I look at dozens of homes
        every week and know what price homes actually
        sell for compared to what the original listing
        price was.  Because of this experience and
        the extensive research I will do of homes
        in your neighborhood, I will be able to advise
        you, usually within an accuracy of a couple of
        percent, the price you should list your home for
        to make certain that it is in line with the current
        market conditions and will sell in the time frame
        that you have established.
